An FHA loan could be your key to unlocking it sooner. Backed by the Federal Housing Administration, these loans are designed specifically for low-to-moderate income borrowers who may not meet the strict requirements of conventional financing
Looking to buy a home in Connecticut with a low down payment and less-than-perfect credit?
An FHA loan could be the perfect solution. Backed by the Federal Housing Administration, FHA loans are designed to make homeownership more accessible, especially for first-time buyers and those with limited savings.
An FHA loan is a government-backed mortgage insured by the Federal Housing Administration, a division of the U.S. Department of Housing and Urban Development (HUD). It is not a loan issued by the government, but rather insured by the FHA, which allows approved lenders to offer favorable terms to borrowers who might not qualify for a conventional mortgage.
As a licensed mortgage broker in CT, Matt Reith and the team at Our Family Mortgage LLC will walk you through the FHA loan process with clarity, transparency, and expert support.
Even if you’ve been turned down for conventional loans, you may still qualify for an FHA loan backed by the Federal Housing Administration.

We begin with a no-obligation consultation to understand your goals and financial situation. Then, we help you get pre-approved by collecting your documents and submitting them to FHA-approved lenders, so you know exactly how much home you can afford.
Once you’ve found the right home, we guide you through the FHA loan application process, ensuring all paperwork is accurate and complete. We work closely with lenders and agents to keep everything on track.
Your home will be appraised to meet FHA safety and livability standards. Meanwhile, your loan goes through underwriting, where lenders verify your information and finalize loan approval. We keep you updated every step of the way.
On closing day, you’ll sign the final paperwork and receive the keys to your new home. Our support continues after closing, whether you have questions or want to explore refinancing options, we’re here to help.
To qualify for an FHA loan in Connecticut, borrowers must meet the following:
580 with 3.5% down; 500–579 with 10% down
Steady income (2+ years); Debt-to-Income ratio up to 43%
Must be primary residence and meet FHA safety standards
1.75% upfront MIP (can roll in) + 0.55% annual MIP for most 30-year loans
In CT, FHA loans allow qualified borrowers to purchase a home with just 3.5% down, compared to 5–20% for conventional loans. This makes it easier for renters or those without substantial savings to become homeowners.
CT borrowers can combine FHA loans with Connecticut Housing Finance Authority (CHFA) programs and other local grants for down payment and closing cost assistance.
Most Connecticut lenders accept FHA borrowers with credit scores as low as 580. In some cases, borrowers with scores between 500–579 may still qualify with a 10% down payment.
FHA loans in Connecticut allow for a higher debt-to-income (DTI) ratio up to 57% in many cases as compared to conventional loans that typically require a DTI below 45%. This flexibility helps buyers with existing debts, such as student loans or car payments, qualify more easily.
